Closing I
Per the sales agreement Jan 12, we were supposed to close Jan 31–that’s today. Don’t think that’s going to happen, but it should be this week. I’ll let you know when it does.
Meanwhile, some of what’s happened the past 3 weeks: Not much regarding the 20 acres. Mostly the story there is that there is a bunch of water in places–none where the house will ultimately be, but in general there is water about. We have a creek through the property. With the crazy amounts of rain we’ve gotten, we pretty much have a river. We’ve had a few trees fall here and there… but beyond that, no new news.
For our house, the buyers had a full, very-detailed inspection (about 2.5 hours). That resulted in a somewhat long list of stuff to consider. The vast majority was trivial (read as CYA on inspector’s part) …like missing screw in breaker panel, and closet door needs adjustment. A few things weren’t …like damaged siding & small leak in main water pipe of house. The plumbing issue worried me a bit. Could either cost a ton, or be a deal-breaker. At least that’s what I was thinking.
The buyer whittles down the list to what he feels matters, and calls a contractor. The general contractor shows up, and spends 1.5 hrs with the buyer looking at the list from the inspector. Comes back with what he thinks things would cost to fix the list. ~$1500. No where near as bad as I figured, but I told the buyer we’d cover none of it. I didn’t want him to walk, of course, but
(1) we’ve had a number of others interested in the place (still showing it of course), and
(2) the price we agreed on was fair.
To the point: we are fixing the siding (cost to us ~$75; contractor bid $885), and a couple of other things (total will be ~$200 and some sweat). On top of that, the contractor wants $200 to fix the plumbing problem. We’re just handing the buyer that money–my stigma with plumbers in general is that they’ll always find something bigger. We hand them $200 and if the plumber finds something, not our problem. If not, no biggie.
That’s where things stand… more to come, as this year should be eventful!
